Over the last 90 days, we have seen that average number of days on market go from six to 21 days. That means it's taken on average about three weeks for your home to go pending. Over the same 90 day period, we have seen the average listing price go from 1,066,000 to 1,006,000. So what does that really mean for today's market? Well, while we've seen the average listing price decrease, we've also seen the number of new listings decrease keeping that demand really high. 90 days ago, we were seeing 36 new listings hit the market. Fast forward to today, that number is only 13 new listings hitting the market. So what does that mean for buyers and sellers today? Sellers. You want to price your home strategically and have no fear if it's sitting on the market just a couple of days longer than it was 90 days ago. And buyers while there's a lot less competition, there's also a lot less inventory. So you want to make sure that if you find that home that you love, jump on it.
