Over the last 90 days, we have seen the average number of days on the market drop from 17 to 15 days. So as a seller, your home is going pending on the market within 15 days. Also, what we've noticed is the average listing price has dropped from 679,000 to 584,000 over that same timeframe. So what does this mean? Does this mean that the sky is falling? Does this mean that home values are crashing? Absolutely not. We are still seeing the average sold price rise month after month in the Turlock market, but it's just something that we need to keep an eye on moving forward. So as a seller, what does this mean for you? It means that you are no longer able to slap a high price point on your home and still expect it to sell. Buyers have a lot more inventory and a lot more options now. And so when you go to list your house, you want to list it accordingly so you can get your house pending in those 15 days.
